PROJECT DESCRIPTION:

Volume 3 was invited to create a proposal for a leisure resort and health spa on a remote 6-hectare site on the Adriatic coast on the Peljesac peninsula in Croatia. The peninsula has been experiencing depopulation due to the loss of the traditional economies: fishing, gaming, and winemaking. This development was conceived as a leisure-and-tourism led regeneration of the peninsular and aims to stimulate further development inland. The clients required a holiday and leisure settlement that included a large marina, buy/let accommodation, and a boutique hotel, which was all to be supported by a range of business, recreational and health facilities.

The organization of the proposed scheme is predicated upon the grouping of three villages, each with it’s own variety of housing types that corresponds to the target demographic: individuals, families, or those seeking private, exclusive accommodation. The buildings are conceived using predominantly local materials and construction techniques, which are underscored with low stone walls and roofs. Each village has a unique connection with the resort centre and marina, which provides spaces for civic engagement where the richness of Croatian culture can be shared. The site incurs a 9-meter change of grade that favoured a terraced organization and cascades activities as one moves toward the sea. By relegating vehicular parking and delivery access underground, the ground level of the development is fully pedestrianised. Furthermore, the relationship with the Adriatic is articulated to provide a multitude of activities, whether strolling along the seaside promenade, sunbathing on the white sand beaches, boating in the marina, engaging in water sport activities, or taking tours along the coast.
