House Ocean View 331 Fresnaye, KMMA architects KMMA architects Modern Living Room

This 600 square metre Fresnaye plot featured an existing house, which was redesigned into a modernist masterpiece. The reconstruction of the house necessitated mining out below the existing house to create additional garages. A lift was consequently installed to provide easy access from the new garage to the main living level, which comprises a spacious lounge and dining area which open onto an extensive heated covered terrace. This terrace also features a rim flow pool with a glass front, allowing passer-by’s to see into its azure depths. The pool is protected by a motorized retractable pool cover, offering safety and peace of mind to the owners. The facade of the house features a white marble clad base with dark and charcoal tones, which sets the tone for the purist forms of the architectural glass, steel and concrete construction set above.

The main living level comprises a spacious lounge and dinning area, which is warmed by a marble clad linear gas fireplace. To create detailed and textured spaces around the house, elements such as large format Italian porcelain tiles and natural oak strips were used consistently. The oak strips were prominently used on the entrance ceiling and the stairwell enclosure, where they serve the dual purpose of becoming a screen as well as a security element when required. The palette of materials used in the main living area is repeated throughout the house and include marble, steel, mirror and granite. Every material chosen provides interest and contrast and combined they make a statement that is both subtle and powerful. The kitchen was designed to be sleek and stylish in white and leads onto a breakfast/TV area.

On the first floor, a family entertainment area with a bar, lounge and media room are located. The joinery was designed by the interior architects with the intention to reflect the strong horizontals of the horizon. They furthermore played around with innovative materials such as the circular acoustic panels that are suspended form the ceiling in the media room. The first floor enjoys unique sea views on the front, while the back opens up onto a level garden set against the mountainside, featuring a fully equipped gym and an open air cinema. This family orientated space celebrates the house’s connection to both nature and technology. The central stairwell contains a floating steel and timber stair and is the main vertical connecting element. Between the ground and first floor, the stair is embraced by limed timber slatted elements. These are consistent throughout the house and bring warmth and integrity. Higher up, the stairwell walls are highlighted by the use of an imported wall finish that emulates molten metal. In contrast to the timber elements, the metal adds drama and texture.

The middle level contains two en suite guest bedrooms. One facing the Ocean with its own large balcony and the other leading onto the mountainside garden space. The bedroom finishes include limed timber floors, pure white joinery offset by oak veneered elements. The en suites are tiled with Italian neutral toned porcelain tiles. Each bedroom is unique because of the individually chosen wallpaper and matching accessories. The top floor houses the main bedroom suite as well as another two en suite bedrooms and a pajama TV lounge. The main bedroom enjoys the most spectacular Ocean views and features a large balcony, a TV which is hidden via a hydraulic TV lift, a spacious dressing room and an expansive en suite bathroom clad with large format Italian Carrara porcelain tiles.
