Terry Rose, a qualified surveyor first came to us looking for a means to construct a three bedroom holiday home on a piece of land that he was yet to acquire on the shore of the picturesque Loch Broom in the Scottish Highlands. After viewing a couple of sites that were deemed inaccessible, even to us! Together we settled on a croft at the end of a narrow 5 mile track that followed the shoreline. This location presented access issues, to which modular volumetric construction was the perfect solution.

The extreme weather in this part of the country causes delays in traditional building projects and drives up cost. The off-site volumetric method allowed us to avoid these problems and stick to projected timescales and prices. Throughout development we were dedicated to ensuring the house stayed warm in winter and cool in summer, We used a thicker wall section with additional external insulation as well as a lot of opening feature windows to maximise solar gain. Alongside underfloor heating, a woodburner in the living room and an air-to-air heat pump, 6KW of solar panels on the roof allow the house to be comfortable all year round whilst maximising efficiency.

Overall the build took 18 weeks, with Terry being able to make design decisions as it progressed. The interior was designed to accommodate an entrance hall, a large reception room, 3 bedrooms, 3 shower rooms, a dining room, kitchen, utility/drying room and a substantial secure store room. One particular feature of this house that we are proud of is the near replication of a Berlin hotel room that the client had enjoyed staying in during the design period! The exterior was clad and detailed on site using locally sourced Larch and a living roof blends the building into its surroundings. Ground works and site preparation were undertaken during the factory build period and the house was delivered decorated throughout and part furnished. After the long journey North and navigation of the tight and winding shoreside lane the house took just one day to position and make weather tight. in the following weeks the house was commissioned and made fully operational, ready for use by Terry and his future customers.
